Infrared Thermal Imaging

Thermal imaging can save you thousands of dollars in locating areas of problems that are otherwise not visible. Though, it is certainly a highly advanced diagnostic tool, it is not x-ray vision and cannot see through walls or predict future conditions.

A thermal scan measures thermal energy emitted from an object and the variations in surface temperature allow to pinpoint where problems exist and isolate potential causes.
An image produced by an infrared camera is called a thermogram, and a trained user of the device is called a thermographer. A picture says a thousand words: Infrared thermography is the only diagnostic technology that lets you visualize thermal anomalies.

Using state-of-the-art thermal imaging technology, our home inspector can detect problem areas in your home before major damage occurs. Properly used under the right conditions, infrared thermography can serve as an early warning system for:

Application Areas

Water Leaks & Moisture Problems

Water intrusion is one of the main contributing factors to building damage, litigation, structural damage, rot, termites and mold problems. Due to the rainy and humid months in South-West Florida, water intrusion and leaks can be very harmful and it simply will not go away by itself.

Air Leaks & Insulation Deficiencies

Loss of conditioned air from a leaky building envelope can account for a significant amount of energy consumption. Thermal imaging helps to reveal air infiltration around windows, doors and vents. It also identifies the adequacy or deficiencies of insulation in the attic and inside walls.

Electrical System

Scanning the electrical panel, looking for overheated connections, wires, receptacles and overloaded circuit breakers. Finding and fixing a poor electrical connection before a component fails or sparks cause a fire can save you a lot of money and headaches.

Inefficient HVAC systems

Air conditioner compressor leaks or missing duct insulation leads to an inefficient working HVAC system, possible moisture and mold in the attic and waste of energy. Thermal scans of the system discover possible problems and reveal its efficiency.
